I research and verify the details
For a home quote, I may start with local property records through qPublic where available, along with property information on Zillow and Realtor.com. Those sources are starting points, not a reconstruction-cost answer. I use the carrier’s replacement-cost estimator and verify details such as the foundation, finished basement area, construction features, and roof age with you.
I may also ask who services your mortgage and what you currently pay. With your permission, and only where an authorized lender process is available, MyCoverageInfo may help verify current insurance information for some loans serviced by companies such as PennyMac, Wells Fargo, or PNC. It is not a public, unrestricted lookup and it is not available for every loan.

I send the quote and give you room to decide
I can handle a great deal through text and email. I’ll ask you to compare your current coverage with what I quoted and tell me plainly whether the price works. Once the facts are in place, a focused 15–30 minute call is often enough to adjust coverage and set up the policies. Some situations take longer, and I will not rush you or pressure you into a decision.
